University of Miami Centennial Village

Centennial Village marks a bold step in reimagining the first-year student experience at the University of Miami. Set along the shores of Lake Osceola, this multi-phase residential community spans more than 300,000 square feet of vibrant living-learning space, ushering in a new era of connection, collaboration, and growth on campus.

This five-tower student village was brought to life through a close partnership between Zyscovich, now operating as Stratus, and VMDO Architects. Together, they shaped the architectural design, master planning, and construction administration to create a striking landmark that balances bold architecture with a warm, student-centered community feel. Stratus also provided interior design and served as the architect of record, ensuring a cohesive vision inside and out.

Strategically positioned along the Canal Walk pedestrian corridor, Centennial Village weaves academic, dining, and residential life into one dynamic environment. Its architectural language draws from the University’s modernist legacy and Miami’s international style, with sculptural forms shaped by climate forces such as wind, sun, and humidity. Materials like stucco, shellstone, and wood create a natural palette that blends seamlessly into the campus context.

More than a place to live, Centennial Village functions as a dining center, educational center, and social hub. Flexible learning spaces, transparent community rooms, and a thoughtfully designed dining center encourage collaboration, connection, and belonging. Interiors are equipped with natural finishes, customizable lighting, and environmental controls that support student wellness and comfort.

With resiliency and sustainability embedded in every aspect of the design, the project features elevated infrastructure above projected flood levels, a high-performance building envelope, and energy systems designed to exceed typical efficiency standards by 38 percent.

A multi-phase transformation of campus life
Centennial Village is part of a long-range housing initiative that will redefine on-campus living over the next decade. The first phase, completed in summer 2024, delivers new residential colleges, a reimagined dining facility, and vibrant communal spaces that open directly to Lake Osceola. Phase two—anticipated in 2026—will expand capacity and amenities while enhancing pedestrian connections to academic and recreation facilities.

Architecture shaped by community and context
The five residential buildings are distinct yet interconnected, each with its own identity within a cohesive village. Curving forms embrace the lakefront, while alternating horizontal bands and varied façades break down the scale and add visual interest. Breezeways, porches, and shaded outdoor areas extend student life outdoors, creating fluid connections between interior and exterior spaces.
